Both materials serve the same fundamental purpose—shedding water reliably across surfaces where a steep pitch cannot do the work—but they behave differently under heat, cold, and foot traffic. Understanding those differences is the first step toward choosing the right membrane for a building, and it is a conversation we have with property owners regularly.

What Sets TPO and Rubber Apart

TPO is a light-colored, heat-weldable membrane made from a blend of polypropylene and ethylene-propylene rubber. The reflective white surface bounces solar energy away from the building, which lowers cooling loads during warm months. Seams are joined with hot-air welding equipment, creating a bond that is often stronger than the membrane sheet itself. This weld is what gives TPO its reputation for watertight performance across large commercial roof decks.

Rubber roofing, or EPDM, is a dark synthetic membrane prized for its flexibility and durability in fluctuating temperatures. Instead of heat welding, EPDM seams are joined with adhesive tapes and bonding agents. The material handles thermal expansion and contraction gracefully, which makes it a dependable choice on buildings that experience wide swings between day and night temperatures. Both systems can last for decades when installed correctly, and the correct installation is exactly where our attention stays fixed.

The most common question we hear is which membrane lasts longer. The honest answer depends on the building, the climate exposure, and the quality of the installation. A poorly welded TPO seam will fail faster than a well-bonded EPDM roof, and a rushed rubber installation will leak before a meticulous TPO job ever does. Workmanship matters more than brand loyalty.

Another frequent question concerns energy performance. TPO’s reflective surface generally reduces cooling costs in sun-drenched regions, while black EPDM absorbs heat and can benefit structures where warmth is welcome. Owners also ask about repairs. Both systems accept patching, but TPO patches must be welded while EPDM patches are adhered. Our Installation Methodology

Every project begins with a thorough inspection of the existing deck. We measure moisture content, check for soft spots, and confirm that the substrate can carry the new membrane. A membrane is only as sound as the surface beneath it, so we address rot, ponding areas, and inadequate drainage before a single roll is laid down.

The installation itself follows a disciplined sequence:

  • Deck preparation: remove old material, dry the surface, and repair any damaged structural components
  • Insulation and cover board: install rigid insulation to meet target R-values and add a cover board for impact resistance
  • Membrane attachment: mechanically fasten or fully adhere the sheet according to wind-uplift requirements
  • Seam sealing: hot-air weld TPO seams or apply bonding tape for EPDM, then probe every joint
  • Flashing and detailing: wrap penetrations, curbs, and edges so water has nowhere to enter

Technical Specifications Worth Knowing

TPO membranes typically range from 45 to 80 mils in thickness, with thicker sheets offering greater puncture resistance and longer service life. Reinforced TPO carries a polyester scrim between layers, giving the sheet dimensional stability. EPDM commonly comes in 45, 60, and 90 mil thicknesses, and it can be supplied in wide sheets that reduce the number of field seams on large roofs.

Attachment methods also affect performance. We select from these approaches based on building height, wind zone, and deck type:

  1. Mechanically fastened: plates and screws anchor the membrane, ideal for many commercial decks
  2. Fully adhered: bonding adhesive holds the sheet flat, producing a smooth appearance and strong wind resistance
  3. Ballasted: loose-laid membrane held by stone or pavers, useful on structurally capable roofs
